The following are merely guidelines for government loan programs. Program benefits, income ratios, credit, underwriting information, property requirements and other program criteria will be supplied by the lender once an application is submitted.

PLEASE NOTE: The following items are generally "indicators of unacceptable credit" set forth by the lender. In certain cases, a waiver may be issued.
More than 1 30-day slow pay within 12 months.
A tax lien.
A delinquent government debt with no payment arrangement.
More than 2 slow rental payments within 12 months.
An account converted to collection in the last 12 months.
Chapter 7 and foreclosures must have been elapsed/discharged for 36 months.
Chapter 13 discharged for 1 year.
- An applicant with an outstanding judgment obtained by the United States Federal Court, other than the United States Tax Court, is not eligible for a Section 502 loan. This requirement is statutory and cannot be waived.
