| Phillip E. Bonham, Founder/CEO of Management Alert Group, Ltd. Real Estate Brokerage/Management/Leasing/Development 1982 – Present Management Alert Group, Ltd. Founded Management Alert Group, Ltd. in 1988 with Scott H. Silverman. The 501(c)(3) Non-profit California Corporation is dedicated to providing safe living environments for the rental housing industry. In January of 2009 MAG Community Housing, a new division, was formed under this Non-profit and its mission is to provide quality living environments for the housing industry, whether it is single family residences or multi-family housing.
Market Research: I thoroughly research the market to find properties and tenants which fit the client’s needs. Responsibilities included market analysis, rent analysis, determining market values, CAP rates and IRR values. I am very familiar with purchase, construction and tenant improvement financing documents.
Brokerage: I represent clients in the purchase and sale of commercial and residential real estate properties. These properties included raw land for development of multifamily housing, self-storage, custom single family homes, retail centers and industrial warehouses; income producing properties such as office buildings, self-storage facilities, retail centers, multifamily housing and various other commercial properties.
- Lease Negotiations: I have successfully negotiated in excess of 700 leases over time. Worked with Starbuck’s; Michael’s; Gold’s Gym; Continental Baking Company; Chin Chin Restaurants; Mail Boxes, Etc., and have represented and negotiated residential and commercial projects with individuals, corporations, partnerships, banks, trustees, local and national entities such as Pep Boys; Jack in the Box; Standard Oil: Public Storage; Arby’s and others.
- Contract and Document Review: I review and negotiate leases; purchase and sale agreements; escrow instructions; loan documents; reciprocal easements; common-area agreements; CAM charges; budgets; review CC & R’s; title reports; right-of-way agreements; utility easements and other documents.
- Construction and Development: I have also coordinated various aspects of construction, tenant improvements and renovations for multi-family residential, retail and industrial properties. I have also worked with governmental planning and zoning agencies to obtain permits for gas, electric, sewer, phone, zoning and building permits, and easements.
Residential and Commercial Property Management: As an owner and owner-representative these properties included approximately 2,000 multi-family units and several commercial centers, and I managed a staff of 38 individuals. I was responsible for budgets, maintenance, leasing, rent collections, staffing, advertising and other duties. I have received several industry awards including the Shelter Award from San Diego County Housing Commission for contributions to rental housing in San Diego County.
Access Manager for Nationwide Communications Firm. 1999 – 2003 - I represented a nationwide cable/telecommunications company in the negotiation of easements and access rights with private landowners, city officials, and other entities. The total number of easements and access agreements signed over the 4 years was in excess of 6,000 by all four offices combined. My responsibility was to draft these agreements with assistance of corporate legal counsel and train the staff in how to negotiate with building owners in order to meet the needs of the telecom company and the building owners and city officials, and to comply with the franchise laws, as well as inter-local sharing agreements and the public utilities commissions in each state. I provided regional leadership and management for offices in Phoenix, San Diego, Orange County, and Las Vegas. I was responsible for hiring and training staff and developing systems for each office to follow.
